Essential Job Duties:
Join our Facilities Division as an Environmental Services Zone Manager supporting the Academic & Research environment, where you will provide leadership and oversight for environmental services in teaching classrooms and research laboratories, office spaces, computer labs, conference rooms, reception areas, break rooms, and other common area spaces. This position performs advanced operational and supervisory work, including planning and directing daily service activities, ensuring compliance with health and safety standards, managing receipts-funded and state-appropriated budgets, and coordinating responses to building emergencies necessary to support teaching, learning, and research activities.
The Academic & Research Zone Manager exercises independent judgment in prioritizing work, allocating staff and resources, resolving service issues, and adapting operations to meet the evolving needs of the academic and research community. This role requires strong leadership, effective communication, and the ability to manage complex operations in a fast-paced, customer-focused environment. Working Hours will be: Monday - Friday 4:00 am - 12:30 pm
Key Duties and Responsibilities include, but are not limited to:
- Supervise, coach, and assign work to Environmental Services Technicians, ensuring balanced workloads and effective daily operations across academic and research facilities. Lead team meetings, deliver safety briefings, approve timesheets and leave requests, and address personnel matters, including coaching, conflict resolution, and performance management.
- Develop and maintain cleaning schedules and service plans that support classroom instruction, laboratory operations, dining services, and research activities. Allocate staffing, materials, and equipment to maximize service quality, operational efficiency, and cost effectiveness.
- Conduct routine quality assurance inspections, document findings, and report results to leadership. Utilize inspection data to support performance evaluations, training needs, and continuous service improvement.
- Establish and manage emergency response and contingency plans to support academic continuity. Ensure staff complete required safety, compliance, policy, and data security training, and oversee the proper handling and storage of custodial equipment and chemicals.
- Manage receipts-funded budgets with an understanding of operational and financial impact.
- Oversee inventory, reporting, and supply usage (including uniforms and equipment) utilizing the AiM system. Research and evaluate tools and materials for economical and environmentally responsible use.
- Identify building deficiencies and non-functional equipment, submit maintenance work orders, and coordinate corrective actions with facility planning staff and campus partners regarding renovations, closures, and space changes.
- Maintain familiarity with assigned facility floor plans and communicate regularly with faculty, staff, students, and building liaisons to ensure service expectations are met.
- Lift, carry, and maneuver materials weighing 30-60 pounds, with or without reasonable accommodation
Other Work/Responsibilities:
- This position is designated as essential personnel and may be required to report to campus during adverse weather conditions. Responsibilities include performing snow and ice removal as part of a team under the direction of the Associate Director, as well as coordinating with colleagues during emergency response efforts to support campus operations.
- Perform team cleaning tasks and projects during breaks and when space is accessible.
Minimum Experience/Education:
High School Diploma or equivalency and one year of experience in the area of assignment; or equivalent combination of training and experience.
Some positions may require Certification or eligibility for Certification.
Required Qualifications:
- Must be able to communicate effectively with supervisor and the general public. Must be able to follow instructions and other communications regarding assignments and other matters
- Must be proficient in the use of Microsoft Excel and Word, along with use of Google mail and other Internet based mail systems and programs
- Experience supervising employees
- Experience with EVS duties
- Must be able to lift 30 pounds frequently and 60-90 pounds occasionally
Preferred Qualifications:
- Experience managing teams of varying sizes.
- Experience in environmental services or facility operations.
- Proficiency with Microsoft Office (Excel, Word), Google Mail, and other internet-based systems.
- Proven experience managing staff, including assigning tasks, evaluating performance, and providing training or guidance.
- APPA, IFMA, or BOMA certification preferred.
Required license or certification:
- Valid driver's license.
- Valid North Carolina driver's license is required within 60 days of hire and must be maintained.
