Essential Job Duties:
Are you a highly skilled trades professional ready to lead, innovate, and elevate building system performance? We are seeking a Facilities Maintenance Technician - Advanced to serve as a technical expert and team leader within our Building Maintenance & Operations department.
This advanced-level role supports the maintenance service zone by maintaining, repairing, and operating complex building systems, including HVAC, steam and hot water boilers, electrical, plumbing, and specialized control systems. In addition to hands-on technical work, this position provides leadership and mentorship, helping guide team members in adopting new technologies and performing advanced multi-trade repairs.

Key responsibilities and duties include, but are not limited to:
- Maintain, repair, and operate heating, cooling, steam, and hot water boiler systems and associated auxiliary equipment across the service zone.
- Lead and support team members by providing technical guidance, oversight, and instruction in advanced repairs across multiple trades, including HVAC, electrical, plumbing, and specialized control systems.
- Implement and support new and emerging technologies, including geothermal systems and advanced building operating systems.
- Cross-train team members to strengthen multi-trade capabilities and ensure operational continuity.
- Diagnose and resolve complex mechanical, electrical, plumbing, and control system issues using advanced troubleshooting techniques.
- Demonstrate and enforce proper lock-out/tag-out procedures to safely isolate systems and identify operational deficiencies.
- Inspect, maintain, and repair sprinkler systems and life safety components to ensure compliance and reliability.
- Identify system inefficiencies and recommend improvements that enhance performance, safety, and sustainability.
- Serve in a team lead or supervisory capacity as assigned, coordinating workflow, supporting training efforts, and modeling best practices in safety and craftsmanship.
- Communicates effectively with supervisors, coworkers, and the general public, and follows verbal and written instructions related to work assignments and operational needs.
- Perform lifting duties up to 30 pounds frequently and 60 pounds occasionally, with or without reasonable accommodations.
- Perform tasks requiring standing for extended periods, working in confined spaces, and utilizing various tools. Safely climb and work from different types of ladders to access elevated or below-grade areas (such as roofs, above-ceiling spaces, and utility pits). Be exposed to and work in areas where insects or small animals are occasionally present. All essential tasks must be performed with or without reasonable accommodations.

Other Work/Responsibilities:
- This position has been designated as essential personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule. This position may assist with snow and ice removal under the direction of a supervisor.
- Must participate in quarterly on-call program, carrying a pager for one week at a time. This occurs every ten to fourteen weeks.
- Must be able to work overtime and/or alternate shifts when necessary for emergencies and unforeseen circumstances.
Minimum Experience/Education:
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).
Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Required Qualifications:
- Must be able to communicate effectively with supervisors and the general public.
- Must be able to understand instructions and other communications regarding work assignments and other matters.
- Multi-trade experience with a concentration in HVAC, electrical, steam or plumbing.
- Must be able to lift up to 60 pounds frequently and up to 90 pounds occasionally, with or without reasonable accommodations.
- Other work/responsibilities: Must be able to safely work on extension ladders and high lifts.
- Must be able to work in confined spaces.
Preferred Qualifications:
- Multi-trade experience with a concentration in HVAC, electrical, steam or plumbing.
- Experience in the operation, troubleshooting and repair of building automation systems and controls.
- Experience within a commercial or university setting.
Required license or certification:
- Universal CFC certificate.
- Valid driver's license required.
- Valid North Carolina driver's license is required within 60 days of hire and must be maintained.
