About the Role
The Team Lead, Residential Services provides leadership and direction for the operational management of Swinburne’s Student Residences, ensuring that facilities, tenancy processes, maintenance coordination and service delivery consistently meet operational, compliance and student experience standards.
Working closely with the Associate Director, Student Residential Services, this role translates strategic priorities into effective operational practices and measurable outcomes. The Team Lead oversees tenancy management, building operations and contractor performance, ensuring that day-to-day activities align with the broader strategic objectives of the Student Residential Services unit and the University.
The position directly supervises Portfolio Officers and is responsible for providing clear guidance, coaching and performance management to support the consistent delivery of high-quality tenancy services, customer experience and operational outcomes. The Team Lead also contributes to the development and monitoring of key performance indicators, prepares operational reports and leads initiatives that strengthen service excellence, risk management and continuous improvement across the residential portfolio.

About You
To be suitable for this role you will need to have experience in the below key accountabilities:
- Experience in tenancy management, compliance frameworks, and licence enforcement
- Proven ability to develop and monitor KPIs, prepare reports, and analyse performance data to drive improvement
- Experience managing budgets, financial planning, and reporting processes
- Excellent stakeholder management and communication skills with the ability to build effective relationships across diverse groups

Qualifications
Relevant tertiary qualification in business, facilities, property management, or a related field, or an equivalent combination of relevant experience and/or training.
