Trades Worker II - Plumber
Job Description Summary:
Oversee all commercial plumbing and gas line projects, repairs and preventative maintenance for entire campus. Write Scope of Work (SOW) details for bidding purposes on projects too large for the one in-house employ to complete. Oversee contractor and sign off on payments and completion documents. Determine long term plumbing maintenance needs for ULV. Provide reports and recommendations to the supervisor and Director of Facilities Management.
Minimum Qualifications:
- Basic Plumbing skills.
- Knowledge and ability to operate a gas fume sniffer.
- Must have seven years’ experience in plumbing repair or construction.
Preferred Qualifications:
- Journeyman level plumbing skills.
- Possess a degree in a construction or management field e.g. Maintenance Administration, Construction Management, Construction Project Management, or related field of maintenance or construction.
- Or eight years of related work in place of a degree.
Specific Duties:
- Perform plumbing repairs on toilets, sinks, sewer lines, water and gas supply lines, vent lines, irrigation, and domestic hot water boilers. Provide a replacement maintenance program for the next five years. Must provide budget cost opinions for this work. Percentage of Time: 45%
- Determine which plumbing repairs/projects require the use of outside contractors and oversee contractors throughout each project. Plan and supervise contractors making sure all work is according to best practices and local codes. Percentage of Time: 10%
- Take home on call phone and handle emergency calls by assessing the situation and determine if the call requires a staff member to come to campus or if a contractor is required or if the item can be deferred to the next business day. Percentage of Time: 10%
- Perform basic repairs including but not limited to patching of both large and small holes which may include removal and replacement of drywall sections, texturing, color matching, etc. Percentage of Time: 10%
- Inspect all campus plumbing fixtures to determine which items need repair and schedule accordingly. This includes Water heating systems, boilers, regulators, booster pumps, gas lines and all associated valves. Develop annual preventative maintenance schedule for all plumbing fixtures and lines and implement plan. Percentage of Time: 10%
- Replace and repair sump pumps. Filter maintenance. Percentage of Time: 10%
- Other miscellaneous duties as assigned including but not limited to event set up and support for commencement, homecoming and other campus events. Order all plumbing supplies for department. Percentage of Time: 5%
Salary Range
Maximum: 31.24
Minimum: 27.40
